SZL Commences Office Building Construction in Chau Duc IP, Plans Expansion of Factory Clusters

Sonadezi Long Thanh Shareholding Company (HOSE: SZL) recently initiated construction of an office building in Chau Duc Industrial Park and is on track to introduce new factory clusters in 2025.

Sonadezi Long Thanh commenced construction of an office building and internal roads for the second-phase rental factory cluster in Chau Duc Industrial Park, Ba Ria - Vung Tau province. This initiative lays the groundwork for accelerating the development of SZL’s rental factory project within the park. Once completed, the office building will support project operations, enhance service quality, and strengthen customer care in Chau Duc Industrial Park.

19 new factories to be built in 2025

Building on its strategy of specialized, large-scale industrial factory development, SZL announced plans to expand its footprint with new factory clusters in Dong Nai and Ba Ria - Vung Tau provinces.

In the first quarter of 2025, SZL will launch the second phase of its rental factory cluster in Chau Duc Industrial Park, covering a total area of 51.6 ha. This phase will span 5.88 ha and feature 11 standard factories, each measuring 33m x 72m.

Additionally, SZL will commence the sixth phase of its factory cluster in Long Thanh Industrial Zone in 2025, delivering eight standard factories of 36m x 53m. Simultaneously, SZL will continue developing customized factories tailored to meet the specific needs of individual clients.

These factory clusters form the cornerstone of SZL's 2025 investment strategy, aimed at expanding its rental factory supply to meet surging demand from FDI enterprises. This demand is fueled by the “Trump 2.0” effect and the “China+1” global supply chain diversification strategy, both of which position Vietnam as a key beneficiary in the industrial real estate sector. Strategically located industrial parks in the Southeast region have become particularly attractive to FDI firms, drawing numerous redirected investment projects.

A representative from Sonadezi Long Thanh said that the number of investors exploring and renting factories in 2024 increased by over 30% year-on-year, including several multinational corporations with operations in China. This trend is expected to accelerate further in the fourth quarter of 2024, supporting strong growth in occupancy rates and revenue from SZL’s rental factory segment.

Factory occupancy rate exceeds 90%

SZL has successfully operated the first five phases of its factory cluster in Long Thanh Industrial Zone and the first phase in Chau Duc Industrial Park. With systematic, modern, and well-coordinated planning, coupled with diverse factory types and sizes, SZL’s industrial facilities have attracted high-quality investments from prominent companies such as REGZA Vietnam, Bosch, Zeder, Samtec, and Olympus.

Currently, over 90% of SZL’s 72 rental factories are occupied, reflecting robust demand. The factory segment alone has drawn approximately US$100 million in foreign direct investment (FDI) to date, with expectations for further growth in 2025.

FDI enterprises choosing SZL’s facilities have highlighted the company’s ability to deliver significant value and meet the operational needs of businesses, reinforcing SZL’s reputation as a preferred partner in industrial real estate.

Investors have emphasized several key advantages of SZL's factory system, particularly its strategic locations in Long Thanh district, Dong Nai province, and Chau Duc district, Ba Ria - Vung Tau province. These prime locations offer good connectivity to multimodal transport networks, with proximity to major infrastructure projects such as Cai Mep - Thi Vai Port, Dong Nai Port, Long Thanh International Airport, and key expressways. This accessibility enhances the competitiveness of SZL’s factories, making them an attractive choice for businesses seeking efficient logistics and supply chain solutions.

A key differentiator for SZL in the market is its expertise in developing factories within industrial parks that integrate comprehensive industrial and service ecosystems. These ecosystems are seamlessly synchronized with utilities such as urban areas, golf courses, and accommodations for experts and workers. This approach reflects SZL’s 17-year commitment to its strategy of investing in and trading rental factories, positioning this product as a cornerstone of the company’s operations and long-term growth.
