Mitsubishi Estate launches Logicross Hai Phong - a milestone in logistics evolution

Mitsubishi Estate broke ground on its second Logicross project, Logicross Hai Phong, in Nam Dinh Vu Industrial Park on November 19.

The groundbreaking ceremony was attended by authorities, strategic partners, and Mitsubishi Estate Vietnam executives. Logicross Hai Phong, together with Logicross Nam Thuan, marks a new milestone in Mitsubishi Estate’s global expansion of the Logicross brand.
According to Savills' Industrial Whitepaper, rising demand has driven ready-built factory and warehouse occupancy rates in northern Vietnam to 80 per cent, with high rents observed in Haiphong and Bac Ninh, underscoring the urgent need for additional supply. In response, Logicross Hai Phong, covering 150,968 square metres, will provide a net leasable area (NLA) of 85,700 sq.m of international standard warehouse facilities. The project features two independent warehouse blocks, with a minimum leasing size of 4,400 sq.m. Upon completion, Logicross Hai Phong will stand as one of the largest warehouse facilities in northern Vietnam.
At the event, Takashi Kagamoto, general director of Mitsubishi Estate Vietnam, remarked, “This project reflects our confidence in Vietnam’s industrial sector. With Haiphong leading in foreign direct investment and rising demand from both international and domestic manufacturers, the need for top-tier logistics facilities will continue to grow. Logicross Hai Phong is positioned to meet this demand by offering efficient, flexible, and worldwide standard facilities, backed by our 10 years of expertise in developing high standard logistics facilities in Japan.”
Strategic location
Logicross Hai Phong is located in Nam Dinh Vu Industrial Park, offering accessibility to major ports and airports, including Haiphong Port, the largest trade gateway in northern Vietnam, facilitating seamless transportation for domestic and international shipments.
The recent completion of the parallel road linking Nam Dinh Vu Industrial Park to Tan Vu - Lach Huyen Bridge significantly enhances access from Logicross Hai Phong to key locations, including Haiphong CBD, Lach Huyen port, and nearby industrial zones. Furthermore, this new road is expected to reduce traffic congestion on the extended National Road 5 and within the Dinh Vu area, ultimately optimising both transit times and transportation costs for tenants.
Logicross Hai Phong will also benefit from northern Vietnam's advanced and integrated infrastructure network, with 10 completed expressways and four more under construction. Its proximity to major routes, including national roads 5A, 10, and 18, and the North-South Expressway, the Hanoi-Haiphong Expressway, and the Van Don-Mong Cai Expressway, ensures fast connections to key economic centres and coastal regions, enhancing logistics operations and tenant’s competitiveness.

The facility’s ceiling height of 10.5 metres allows for optimised vertical storage, while the floor loading capacity of 3.0 tons/sq.m ensures the safe storage of heavy goods, supporting businesses with diverse storage needs. Additionally, integrated natural lighting and LEDs with a motion sensor system provide sufficient illumination throughout the warehouse, promoting better visibility while conserving energy.
