In Vietnam, Frasers Property has a well-diversified portfolio across asset classes. Commercial signature developments with Melinh Point - a Grade A boutique office building in HCMC’s commercial District 1, Worc@Q2 - a modern-styled serviced-office within its Residential segment called Q2 Thao Dien - a luxury mixed-use development in Thu Duc City. Leveraging its extensive expertise and long-term vision, Frasers Property is committed to substantial investment in Vietnam's industrial and logistics sector. Over the next 2–3 years, the company aims to rapidly develop approximately 1 million m² of modern infrastructure in strategic locations nationwide. This effort is designed to meet the increasing needs of businesses while supporting Vietnam's industrialization and modernization strategy. With a focus on sustainability, community well-being, and people-centric development, Frasers Property is poised for steady growth, striving to become a leading foreign-invested corporation in Vietnam with a diversified and integrated real estate portfolio.

Solidifying leadership position

Situated in Thu Dau Mot city, Binh Duong province - one of Vietnam's most dynamic economic hubs - BDIP benefits from good connectivity to neighboring provinces via National Highway 13 and major seaports. Its favorable location places it just 40 km from Ho Chi Minh City, 39 km from Tan Son Nhat International Airport, 45 km from Saigon Railway Station, and 50 km from key import-export ports. This prime position enables seamless access to important transportation networks, optimizing logistics and trade activities.

Leveraging these advantages, BDIP targets industries such as logistics and distribution, light industry and supporting industry, high-tech sectors, and other non-polluting manufacturing operations. The park offers a flexible range of solutions to investors, including build-to-suit (BTS) factories, which provide tailored design and construction solutions, and ready-built factories (RBF/RBW), available in single, double, or adjacent configurations. These facilities, built to high technical standards, are ideal for investors seeking to quickly establish production operations in Vietnam.

With a diverse product portfolio, prime location, and modern infrastructure, BDIP has solidified its position as a leader in the Southern industrial real estate market. It has become the preferred choice for many top-tier enterprises, including a major corporation that selected BDIP to establish the largest automated goods sorting center in the region. This clearly demonstrates BDIP's strong appeal, offering not only lucrative investment opportunities but also significant contributions to the local economy by creating thousands of jobs, thereby enhancing social stability in the region.

Mr. Chong Chee Keong, General Manager of Industrial at FPV, highlighted the company’s expansion into Bac Ninh, Hung Yen, and Quang Ninh provinces, leveraging the strong growth potential of the industrial and logistics markets in Northern Vietnam. This move aims to capitalize on investment opportunities while addressing the increasing demands of businesses. In the next 2-3 years, FPV will further invest in the industrial and logistics market, aiming to develop close to 1 million sqm of modern infrastructure, complemented by comprehensive social amenities and dedicated healthcare services for its customers.

"FPV always prioritizes sustainability, focusing not only on modern infrastructure but also on providing comprehensive business support services. The harmonious integration of 'hardware' and 'software' is the key differentiator that enables us to best meet our customers' needs," emphasized Mr. Chong Chee Keong.

Advancing on the green journey

Mr. Chong Chee Keong emphasized that industrial parks are uniquely positioned to implement energy-saving solutions and reduce environmental emissions. These not only enhance economic efficiency but also conserve national energy resources, protect the environment, and promote sustainable development. This vision drives Frasers Property's commitment to developing BDIP into a leading green industrial park in Vietnam, with LEED certification and a goal of achieving net-zero carbon emissions by 2050.

To achieve this, BDIP integrates environmentally and socially responsible practices across the entire value chain - from investment and design to development and operation - ensuring a harmonious balance between work and community life. Beyond providing top-tier industrial and logistics infrastructure, BDIP also offers comprehensive amenities, including an industrial service center and lush green spaces, to support worker well-being. These efforts contribute to creating a sustainable, world-class working environment that aligns with international standards.

Aligned with its mission to establish the greenest and most sustainable working environment in Vietnam, BDIP prioritizes attracting investment projects that deliver high added value, emphasize environmental sustainability, and achieve significant industrial waste reuse rates. This includes the operation of a 24/7 centralized wastewater treatment plant with a capacity of 4,000 m³. This facility meets the stringent Type A output standards set by the Vietnamese Government and serves as a critical benchmark in BDIP’s pursuit of LEED certification.

All FPV projects, not just BDIP, are being developed with a focus on greening and sustainability. According to Mr. Chong Chee Keong, advancing a circular economy through sustainable, green, and ecological industrial parks has become a key trend for attracting high-quality investment and enhancing economic efficiency. Recognizing this potential, Vietnam has proactively implemented a strategy for sustainable green economic development, emphasizing carbon emission reductions. Building on this foundation, there is a need to prioritize and further develop smart, environmentally friendly ecological industrial parks. Clear incentive policies are needed to encourage investment in sustainable industrial parks and attract high-value manufacturers.

FPV is on a clear path to becoming a sustainable national enterprise, with a commitment to achieving zero carbon emissions by 2050, including contributions from its industrial parks. In alignment with this goal, FPV has set greenhouse gas emission reduction targets, which have been officially endorsed by the Science-Based Targets Initiative (SBTi) through a comprehensive zero-carbon emissions roadmap.

In its industrial park developments, FPV integrates green and sustainable design elements, including the use of environmentally friendly construction materials, maximizing natural light, and incorporating solar panels and LED lighting across the entire area. Additionally, FPV has implemented high-capacity wastewater treatment systems to support its sustainability efforts. The company also focuses on creating a well-rounded customer experience by dedicating significant space to multi-purpose, modern outdoor sports facilities such as tennis, futsal, and basketball courts along with other amenities, including Zui Bistro, which offers an exceptional Vietnamese dining experience in an open, airy space; a spacious exhibition hall; and a luxurious guest reception area equipped with air conditioning, vending machines, and ATMs to meet all essential needs.

To accommodate the diverse requirements of businesses, FPV pays close attention to the development of industrial parks that offer a wide range of products and flexible space configurations. In its Northern industrial parks, FPV provides everything from pre-built factories and warehouses to build-to-order facilities and innovative 3-in-1 combined models that seamlessly integrate office, display, and production spaces. These versatile spaces, ranging from 1,000 m² to over 20,000 m², are designed to effectively meet the needs of many industries.

FPV extends its commitment to sustainability beyond industrial real estate by applying green certification standards to its entire investment portfolio. Mr. Chong Chee Keong said, " As a multinational real estate company that always places sustainability at the core of its operations, FPV aims to achieve green certification for all projects we own and manage by 2024. Establishing international green building standards is one of the ways we integrate sustainability into the development process of our projects. This not only strengthens FPV's portfolio, ensuring flexibility and future adaptability, but also supports our commitment to accompany Vietnam in achieving the goal of net-zero emissions by 2050.”
