Adjustments to the 1/500 detailed plan for the Marina complex project, developed by Da Nang Marina JSC - a subsidiary of Quoc Cuong Gia Lai, was approved by the Son Tra ward administration approved
The revised plan covers more than 60,200 square meters along the Han River (Le Van Duyet street and park land), including over 10,000 square meters of leased water surface.
The changes are designed to enhance urban landscaping, expand public green space, and create a riverside highlight, while improving ecological connectivity and providing pedestrian walkways with open views.
Under the new plan, the sidewalk along Le Van Duyet street will be narrowed from 12 meters to 9 meters, allowing the adjacent riverside road to be widened from 8 meters to 20 meters along the project.
Two high-rise buildings will be repositioned toward the center of the development, while low-rise plots will be reconfigured and the water lease boundary adjusted to accommodate a marina along the river.
Height limits have also been specified, with adjacent townhouses capped at seven storeys (31 meters), five-storey homes at 26 meters, and villas at four storeys (18.5 meters). A mixed-use residential and commercial tower will be allowed up to 152 meters, while a separate commercial building will be limited to 45 meters.
Spanning more than 11 hectares, the development was launched in 2016 but faced controversy over land reclamation along the Han River, leading to a suspension for review. The project remained largely stalled for several years before being allowed to resume in 2025.
