Driven by manufacturing capital and strategic connectivity
Demand for industrial real estate is gaining fresh momentum from the expansion of manufacturing investment. According to CBRE, industrial land absorption in northern Vietnam’s Tier-1 markets exceeded 217 hectares in Q2/2026, the highest level since Q1/2024, driven by production expansion in electronics, semiconductors and other high value-added industries.
Meanwhile, foreign direct investment (FDI) into Vietnam continues to grow strongly. In the first nine months of 2026, total registered capital reached $50.36 billion, up 76.4% year-on-year. Processing and manufacturing accounted for 82.6% of disbursed FDI, equivalent to $17.40 billion.
The expansion of manufacturing activity is fueling demand for industrial land, factories, warehouses and logistics infrastructure. At the same time, investors are becoming increasingly selective when choosing locations, looking beyond land availability to connectivity, infrastructure quality and the conditions that allow factories to become operational quickly.
Against this backdrop, the Dong Van area in Ninh Binh province stands out for its location on the corridor linking Hanoi with the southern provinces and the northern industrial network. Taseco Dong Van 3 Industrial Park is located about 3 km from National Highway 1A and 5 km from National Highway 38, approximately 80 km from Noi Bai International Airport and 100 km from Hai Phong Port.
Access to national highways facilitates the transport of raw materials and components as well as the distribution of finished goods, while connections to the airport and seaport broaden logistics options for import-export businesses. This is an increasingly important factor as transport costs and lead times have become an integral part of the factory operations equation.
Beyond its locational advantages, Dong Van has established an industrial base with the presence of numerous manufacturers, which has in turn fostered a local market for labor, transportation, warehousing and support services. Taseco Dong Van 3 Industrial Park is therefore being developed in an area with established manufacturing activity and ready connections to existing supply chains.
Covering 223 hectares, including approximately 166 hectares of industrial production land, the project adds new supply to meet growing demand for manufacturing expansion in the region. It is also one of the projects that reflects Taseco IP’s strategic approach to building an industrial park portfolio in key manufacturing hubs.
Taseco IP builds a foundation for growth from Dong Van 3
Within Taseco IP’s development strategy, Taseco Dong Van 3 Industrial Park not only provides land for production but also aims to create an environment that supports businesses’ investment and operations.
The project has been equipped with an internal road network, power and water supply, wastewater treatment and other technical facilities serving production. On this foundation, the park targets high-tech, electronics, precision engineering and supporting industries – sectors with relatively strong potential to create linkages among businesses across the supply chain.
Once factories come into operation, demand extends beyond production space to raw materials, components, warehousing, transportation, maintenance and technical services. Attracting highly interconnected industries can therefore create additional input-output linkages between businesses inside and outside the industrial park, gradually expanding the manufacturing ecosystem in the Dong Van area.
The project’s absorption rate also partly reflects genuine market demand. According to a representative of Taseco Land, Taseco Dong Van 3 Industrial Park has reached an occupancy rate of approximately 70%. This uptake comes as local manufacturing activity maintains its growth momentum.
In the first six months of the year alone, Ninh Binh’s industrial production index rose 27.26% year-on-year, with processing and manufacturing up 27.68%. During the same period, the province licensed 77 new investment projects, including 25 FDI projects and 52 domestic projects.
The growth in manufacturing activity is also driving demand for labor, transportation, warehousing, maintenance, engineering and services for businesses and workers. As these elements develop in tandem, the area’s appeal stems not only from the availability of industrial space but also from an increasingly well-rounded industrial ecosystem.
Positioned on Hanoi’s southern corridor, Taseco Dong Van 3 Industrial Park is helping to expand production space and strengthen the links between investment capital, industrial activity and the region’s logistics network. For Taseco IP, the project lays the groundwork for expanding its industrial real estate portfolio, with the aim of becoming a long-term partner to manufacturers investing and growing in Vietnam.
