Vietnam’s industrial park property sector is expected to see stronger profits in 2027, driven by robust foreign direct investment (FDI), recovering land demand and an expansion in industrial park supply, according to SSI Research.
After slowing in 2025 amid tariff-related uncertainty, demand for industrial land rebounded strongly in the second quarter of 2026. Net absorption in northern Vietnam reached approximately 217 hectares, the highest quarterly level since the first quarter of 2024, when it stood at 218 hectares. As a result, the Q2 2026 figure was up from 134 hectares in the first quarter of 2026.
In the south, net absorption in Q2 2026 rose to 67 hectares, compared with 57 hectares in the previous quarter and 10 hectares a year earlier.
Industrial land rents edged higher in the second quarter, according to CBRE. Average asking rents in the north reached $143 per square metre per lease term, up 2.9% year on year, while southern rents rose 3.7% to $185 per square metre.
New industrial land supply is expected to accelerate in late 2026 and 2027, with approximately 1,347 hectares projected to enter the market, including 664 hectares in the north and 683 hectares in the south.
Northern supply will be concentrated in Bac Ninh, Thai Nguyen, Hai Phong and Hung Yen, while southern additions are expected in Dong Nai, Binh Duong, Long An, Tay Ninh and Ba Ria–Vung Tau. Strong FDI inflows, supply-chain diversification and infrastructure improvements are expected to support expansion.
SSI Research forecasts that new lease contracts and memoranda of understanding (MOUs) among the companies it covers will increase 18.6% year on year in 2027, largely driven by expansion and relocation by foreign-invested manufacturers, particularly in second-tier industrial parks.
